The Buildings Eight Whittier Place

Eight Whittier Place is the only one of the four condominium buildings that does not have long hallways upon exiting the elevators – not that it matters one way or the other – it’s just a point of differentiation. Eight Whittier Place is also the only one of the four condo buildings that is 24 stories high, the others are 17.

Easterly views on higher floors provide spectacular views of Boston Harbor, Logan Airport and the skyline of Boston’s financial district. Northerly views provide exceptional views of the Leonard Zakim Bridge, Bunker Hill Monument and Boston’s inner harbor as well as the basin of the Charles River. Southwesterly views look towards Beacon Hill, and northwesterly views face the Charles River. The views changes from floor to floor. Many lower floors have tree-top views of the park.

Six Whittier Place

Six Whittier Place, 17 stories, houses the Whittier Place Association’s onsite management office. Six and Eight Whittier buildings are managed by Barkan Management, the city’s largest property management firm. It is in Six Whittier that residents have access to both fax and copy machines. A function room for resident use is also located in Six Whittier.

The unit mix in Six and Eight Whittier Place consists of studios, one bedroom with one bath and two bedrooms with two full bathrooms. Eight Whittier is the only building that offers 23 three-bedroom, two-bath homes.

Studios range in size from 530 to 691 square feet. Some have enclosed balconies increasing the interior living space to 637 square feet and creating a separate sleeping alcove.

One bedroom range in size from 833 to 942 square feet. These too may have open or enclosed balconies.

The level of finish in baths and kitchens and whether the floors are parquet, hardwood or carpeting depends solely on the unit and what its owner has or has not done in terms of renovations.

Residents of both Six and Eight Whittier enjoy a private, fenced children’s playground.

two Hawthorne

two Hawthorne, 17 stories, houses the Hawthorne Place Association’s onsite management company, also Barkan Management. Two and Nine Hawthorne Place are on Blossom Street and are the condominium buildings directly across the street from MGH.

Unit mix and floor plan configuration are virtually identical to the Whittier buildings.

Views from Two or Nine Hawthorne Place are either of the park or on higher floors, Charles River or downtown Boston skyline. Downtown views face east and river views northwest.

Nine Hawthorne

Nine Hawthorne, 17 stories, is the building that is positioned deepest in the park. Front facing homes have park views and rear facing homes view tennis courts and the Boston skyline. Higher floors have dynamic views, some out to Boston Harbor.

Interior common area décor is consistent with that of Two Hawthorne maintaining integrity of design. Unit mix in Nine Hawthorne mirrors that of Two Hawthorne.

Heating and air conditioning is included in CRP condo fees as are gas and water. Heat and A/C is achieved through the use of convectors located in the main living areas. In winter the Association delivers hot water to coils inside the convectors and heat enters the rooms by using an electric fan built into the convector. In summer, cold water acts in the same way to cool the rooms. Automated thermostats can be applied to the convectors at an owner’s choice.

RCN currently has the contract to provide cable and high speed Internet to all four CRP condo buildings. Costs depend on the specific program chosen by the owner.

Longfellow Place Rental Apartments

One and Four Longfellow Place are twin 33-story apartment buildings, 1 and 4 Longfellow Place. 24 x 7 concierges. Use of the pool and fitness center is included in the rent. Units above the 17th floor have unobstructed views and higher floors have incredible views. Most units have spacious private balconies. Rents range from studios at $1500 to 3 bedrooms at $6,500. A look inside The eight buildings of Charles River Park stand on acres of green parkland in the neighborhood known as the West End. Two Hawthorne Place and Nine Hawthorne Place contain approximately 450 residential condominiums in these two 17 story buildings. More than 67% of the units are owner occupied. Six and Eight Whittier Place house nearly 450 additional residential condominiums. Three quarters of these are owner occupied.

These buildings are comprised of a mix of condominium types, sizes and prices. Prices for the most part depend on what improvements/renovations may have been done to a specific unit and it’s location within the building. Views are frequently a pricing dynamic. Studios – 637 to 691 square feet
One bedrooms, one baths – 833 to 942 square feet
Two bedrooms, 2 baths - 1224 to 1313 square feet
Three bedrooms, 2 baths – 1515 square feet (There are only 23 of these in all 4 buildings and they are all the “H” units in 8 Whittier Place.)

One and Four Longfellow Place, and One and Ten Emerson Place contain only rental apartments. There is a wide selection of unit types including spacious Studios, one, 2 and 3 bedroom units. Availability and pricing depends on several factors and is in a constant state of flux. There are an additional 310 rental units currently under construction. Overall, Charles River Park is a four season, resort-like community accross the street from MGH and the banks of the Charles River. Available by membership is Boston's largest outdoor/indoor pool facility that includes a summer outdoor cafe, private rental cabanas. Tennis court use is available through the Hawthorne Place Association. The cabanas have private showers and it is here that cabana renters enjoy their summer BBQ’s. The full health club facility, complete with indoor pool, offers a variety of membership options. Initiation fees are waived for CRP residents. Onsite, you’ll find J. Pace’s gourmet food market (beer, wine, daily prepared foods, catering,etc), a dry cleaner and Bea’s Nail Salon. Whole Foods, CVS and Bank America are a 4 minute walk from CRP as the shops and restaurants of Cambridge and Charles Streets on Beacon Hill.

Access to route 93 north and south and to Storrow Drive west is adjacent to the CRP community. Public transportation is within a 3 minute walk from anywhere in CRP. Green line, Museum of Science station or Red line, Charles Street/MGH station.

Garage parking is regularly available for rent or purchase in each of the condominium buildings and for rent in the apartment buildings. Spaces generally range from $48,000 to $52,000 to purchase. They rent for $275 to $300 per month. If owned there is a monthly maintenance fee of approximately $90 per month.

Each building features ample common laundry rooms with washers and dryers that operate on a debit card system and are open 24 hours a day. Installation of washer/dryers is NOT encouraged in the Hawthorne buildings and prohibited in the Whittier’s. Dogs are not allowed in Charles River Park but cats and other domestic pets are welcome.
